Buying process with Bella One Estates

Selection Stage

We send you a selection of properties based on your requests. Once you selected the objects of your interest, we organise your inspection trip. The cost of your inspection trip will be refunded, when you purchase a property.

Deposit Payment

Once you make a deposit, we remove the property from the market. The amount of the deposit is determined by the developer and ranges from 5% of the property value.

Permission to Purchase

We accompany you in the process of obtaining the buying permission from the Council of Ministers. We will help you translate all certificates and notarize all needed documents.

Sales Contract

We sign the Agreement with the agreed terms of purchase and the payment plan. Developers provide a flexible payment systems, interest-free installments for up to 120 months!

Registration of the Agreement

Our lawyer will help you to register the Agreement in the Land Registry Department of North Cyprus. The procedure takes 21 days. At the time of registration of the contract, it is necessary to pay the registration tax in the amount of 0.5% of the price of the property and 6% for title deeds tax.

Taxes

To transfer the purchased property on to your name, you will need to pay two types of taxes: The property right tax of 12 % (6% on the contract sign and 6% after receiving title deeds on your name), and the VAT of 5% to the developer when purchasing a new property.

Депозит

Чтобы снять с рынка продаж понравившийся объект вы вносите депозит. Сумма депозита определяется застройщиком и составляет от 1000 фунтов до 5% от стоимости недвижимости

Подготовка к сделке

Сопровождаем вас в процессе получения разрешения от совета министров на приобретение недвижимости и вступление в права собственности. Для это вам необходимо взять в стране проживания справку о несудимости в УВД вашего города. Мы поможем вам перевести справку на турецкий язык, заверить нотариально и в посольстве Турции на Северном Кипре

Договор

Подписываем Договор в 2хстороннем порядке с прописанными условиями покупки и планом оплаты. Застройщики предоставляют гибкую систему оплаты: беспроцентную рассрочку на срок от 24 до 60 месяцев, или кредит на срок до 10 лет со ставкой от 5 до 10  годовых

Регистрация Договора

Наш юрист помогает вам зарегистрировать Договор в Земельном департаменте Северного Кипра. Процедура занимает 21 день. В момент регистрации контракта необходимо заплатить налог на регистрацию в размере 0.5% от стоимости недвижимости, указанной в контракте

Налоги

Для перевода купленной недвижимости в статус вашей собственности  вам необходимо оплатить два налога: налог на право собственности 6% — 12%. Также НДС 5% застройщику при приобретении нового объекта недвижимости
